Do I need to do a final walk-through of the house?

Yes. If you can't do it, have your agent or your inspector do it for you. A final walk-through provision in your purchase contract gives you the right to inspect the property prior to closing to make sure it is in the same general condition as it was when you agreed to buy it. A walk-through also gives you an opportunity to ascertain that the sellers have completed agreed-upon repairs, or that construction has been completed (as in the case of a new home). Having your inspector go with you on a final walk-thru will give you the assurance that the work they promised to do was done in a professional manner.
